Is Your Property Assessment Affecting Your Property Taxes?
Now is your chance to have it reviewed! A group of local residents called the Board of Review meets soon (March 9, 10, and 12, 2026) to check property owner requests in person. They look at property assessments to make sure every property owner’s taxes are fair.

What is a property assessment and how does it relate to property tax?
Assessors determine your property’s Assessed Value, which is 50% of its estimated market value. However, your property taxes are not calculated using that number. Instead, your taxes are based on your Taxable Value. To find your property taxes, the Taxable Value is multiplied by the local millage rate. In most cases, state law limits how much the Taxable Value can increase each year, and it cannot be higher than the Assessed Value.
Common reasons to request a review:
- Your home’s Assessed Value looks higher than similar homes nearby.
- There are errors in records (wrong square footage, features, or condition).
- Recent damage has lowered your home’s value.
- You may qualify for a poverty exemption.
When and Where to Meet
The Board of Review will meet at Muskegon City Hall (933 Terrace Street) on the following dates:
- Monday, March 9: 9:00 AM to 4:00 PM
- Tuesday, March 10: 1:00 PM to 9:00 PM
- Thursday, March 12: 9:00 AM to 4:00 PM

What to bring to your appointment:
- Sales information on similar homes.
- Home value reports or recent photos.
- Repair cost estimates.
- Income papers (if applying for exemptions).
What if I cannot attend in person?
You may submit a written appeal to the Muskegon County Equalization Department if you cannot attend in person. Written appeals must be received by the final session on March 12, 2026.
Reviewing your Property Assessment Notice
Residents should carefully review the assessment notice received in the mail during February. This notice shows both your Assessed Value and your Taxable Value. If you misplaced or did not receive your notice, you can request a copy by contacting the Muskegon County Equalization Department at (231) 724-6928 before the meeting dates.
